What the timeline means for homeowners

A median of 34 days leaves little time to compare options. Homeowners behind on a mortgage generally can work with the lender on catching up or a loan modification, sell on the open market, or sell the house as-is for cash. If you are weighing those choices, start with our guide on how to stop foreclosure in Tennessee, see what it means to sell your house before foreclosure in Nashville, or read about selling a house when you are behind on mortgage payments. If a sale is the right call, you can sell your house fast in Nashville for cash, with no repairs and no agent commissions. Every loan is different, so talk with a local attorney or a HUD approved housing counselor about the rights that apply to yours.

Limits of this data

This study describes timing, not outcomes. It does not show how many of these homes were sold at auction, postponed, cancelled, sold privately or kept by the owner. Lenders and trustees can move a sale date, so the scheduled date in a notice is not always the final one. The notice date is the date printed in the published notice, which may differ from the date a homeowner first heard from the lender. Notice counts vary by county and month, so they are not foreclosure rates.

Methodology

We collected 5,549 foreclosure notice records from Tennessee legal notice listings published between March 6 and October 16, 2026, and deduplicated them by property address and notice date to 973 unique notices, because a notice is republished several times before a sale. Only notices that printed both a notice date and a sale date were measured. The gap is the number of days from the notice date to the scheduled sale date. Figures are medians and quartiles. No homeowner, lender or property address is identified. Published October 2026 by Sell My House Fast TN.
